Note: all four tiers cover the same incident types. Higher tiers raise the cover ceiling per claim. Boiler-beyond-economic-repair contribution is £250 on the £500 tier and £500 on the £750, £1,000 and £1,500 tiers.
What’s covered
What’s actually included.
- Plumbing (every cover level)Internal plumbing failure, escapes of water, water-supply-pipe blockage, drainage system failure.
- Heating (every cover level)Sudden failure of your domestic central heating from mechanical or electrical causes. If we can’t fix the heating within 48 hours, we contribute £40 toward keeping you warm.
- Electrics (every cover level)Breakdown or failure of your permanent domestic electrical wiring and its components.
- Gas (every cover level)Damage to the internal gas supply pipe following a gas leak.
- Security, roofing, keys (every cover level)Cover for emergency situations relating to home security, roof damage, or lost keys.
- Pests (every cover level)Emergency pest infestation cover.
- Boiler replacement contributionIf our approved engineer deems repair would cost more than replacement, we contribute toward a new boiler: £500 on the £750, £1,000 and £1,500 tiers, £250 on the £500 tier.
- Alternative accommodation (every cover level)If your home is uninhabitable as a result of an insured emergency, up to £250 toward temporary accommodation.
What’s not covered
The fair-warning list.
No small print, no surprises. Here’s exactly what this policy doesn’t cover.
- Any defect or emergency you knew about before the policy started, or anything that happens during the waiting period
- Claims once the home has been left unoccupied
- Wilful or negligent acts or omissions, and call-outs that on attendance turn out not to be an emergency
- General maintenance, and any system not regularly maintained or serviced in line with the manufacturer’s recommendations
- Wear and tear, gradual deterioration, rust and corrosion; replacing lead, steel or iron pipes; bespoke or designer radiators and towel rails
- Poor workmanship or design defects, systems not installed correctly, and improvements to bring a system up to current standards
- Loss from interruption to the mains gas, water or electricity supply; pollution or contamination
- Cosmetic damage, damage caused gaining access for the repair, and damage to your home as a result of the emergency
- Commercial and business premises, mobile homes and bed-sits; homes outside the territorial limits
- Standard general exclusions: war and terrorism, nuclear and radioactive contamination, sonic pressure waves, computer viruses and date-recognition failures
- Limits
- £1,500 per claim. Where a boiler is beyond economic repair, the contribution is capped (£250 on the £500 tier; £500 on the £750, £1,000 and £1,500 tiers). A waiting period applies from the start date.

- 14-day exclusion at policy startClaims can’t be made within the first 14 days after the policy starts (unless this policy follows immediately from a previous home emergency policy with no gap).
- You need buildings or contents cover tooThis is an emergency policy, not a replacement for buildings or contents insurance. You must have one in place throughout the duration of this policy.
- Temporary repair only (or permanent at same cost)We’ll arrange a temporary repair to stop further damage. If the permanent repair costs the same, we’ll do that instead. We won’t always fix everything end-to-end.
- One property, your main homeThis policy covers one property — your permanent main residence. Not a holiday home, not a second home.
- Boiler service requiredYour boiler must be serviced in line with the manufacturer’s recommendations. If it isn’t, a related claim won’t be covered.
- Up to £1,500 per claimIndemnity ceiling depends on the tier you choose. Costs above the ceiling are yours.

Who this is for
Homes we can cover.
This policy is for homeowners and tenants whose home is their main residence. A few eligibility points before you buy.
Permanent main residence
The property must be where you live most of the time. Not a holiday home or second home.
Aged 18 or over
You must be at least 18 to take out a policy.
UK territories
Great Britain, Northern Ireland, the Channel Islands or the Isle of Man.
Gas central heating
The product is built around gas boilers. Non-gas-only heating systems aren’t covered for heating-related claims.
Not eligible
Commercial properties, business premises, mobile homes, and bedsits aren’t covered. Same for homes left unoccupied for more than 30 days in a row.
