No small print, no surprises. Here’s exactly what this policy doesn’t cover.
- Disputes with a tenant where the cause arises in the first 90 days of the first policy period, if the tenancy began before cover started (unless you held equivalent legal-expenses cover immediately before)
- Disputes or circumstances that existed, or that you knew (or should have known) about, before cover started
- Costs run up before the insurer accepts the claim, or without the insurer’s consent
- Deliberate or reckless acts, and any claim alleging dishonesty
- Disputes over planning, building regulations, compulsory purchase, or statutory charges by a government, public or local authority; judicial reviews and challenges to legislation
- Disputes with members of your immediate family, and disputes with the insurer or with a letting or managing agent
- Fines, penalties and compensation awarded against you
- Rent, leasehold and freehold matters — registering or reviewing rents, leasehold extension, freehold purchase, and Rent Tribunals, First Tier / Leasehold Valuation / Land / Agricultural Land Tribunals or Rent Assessment Committees
- Subsidence, mining, landslide or heave
- Disputes over a sub-lease held by someone other than your tenant, and disputes where tenants don’t each hold a single, jointly-responsible tenancy agreement (multiple tenancies)
- Rent Guarantee — the conditions you have to meet
- The claim must follow an accepted Eviction & Repossession claim; two full months’ rent must be in arrears (less any deposit); you must have served all correct statutory notices, followed the government’s pre-action guidance (considering reduced rent, repayment or mediation), met any property-licensing requirements, and performed your own obligations under the tenancy; and you must report within 45 days of the rent falling due. Cover is up to 12 monthly rent payments, paid 30 days in arrears. It does not pay shortfalls where you’ve accepted reduced rent, housing-benefit shortfalls, or anything where you aren’t evicting.
- Conditions across the policy
- A claim must have reasonable prospects of success throughout, assessed on the merits; notify as soon as possible and within the period of insurance; act as if uninsured.
- Excess and co-insurance
- An excess applies as shown in your schedule. A 40% co-insurance applies if you choose your own representative and they won’t accept the insurer’s standard charging rates.
- Where you’re covered
- The UK, Isle of Man and Channel Islands; the circumstances must arise during the period of insurance and within the territorial limits.

The property covered must be let solely for residential purposes and named on the policy schedule.
Properly protected deposit
Your tenant’s deposit must be held in line with the relevant deposit-protection legislation.
Buildings insurance in place
Standard buildings insurance must be in force on the property throughout the policy.
